You must let us know if you want to sub-let your leasehold property, because:
- we need up-to-date contact information for all leaseholders so that you get your service charges on time, and we can contact you if any problems arise
- depending on your lease, you and your tenant may need to sign a deed of covenant. This establishes a direct relationship between us and your tenant. It means we can take action against them if they breach the terms of the lease
- you will not be entitled to pay your service charges by instalments. You will need to pay within 21 days of the invoice date.

Gas safety
If you sub-let your property for a term of less than 7 years, you have the legal obligations of a landlord. This means you must:
- make sure that gas fittings and flues are maintained in a safe condition
- get a gas safety check done by a Gas Safe registered engineer within the 12 months before the start of a new lease
- get gas safety checks done every year by a Gas Safe registered engineer
- keep records of each gas safety check for at least 2 years
- give a copy of the latest gas safety certificate to the existing tenant within 28 days and to any new tenant before they move in
- send a copy of the gas safety certificate to our Engineering Services Operations Manager

If you use a managing agent
Make sure the management contract clearly specifies who is responsible for making sure that maintenance and safety check obligations are met, and records are kept.

If you do not get the checks done
You may be prosecuted with a maximum fine of £5,000 for each offence.
If the case is referred to the Crown Court, the maximum penalty may be an unlimited fine and the possibility of imprisonment.
