Your landlord's responsibilities
Your landlord is responsible for repairing:
- electrical wiring
- gas pipes and boilers
- smoke and carbon monoxide alarms
- heating and hot water
- chimneys and ventilation
- sinks, baths, toilets, pipes and drains
- common areas including entrance halls and stairways
- the structure and exterior of the building
Check your landlord's safety responsibilities (GOV.UK).
If you need a repair, you should contact your landlord in writing first, so you have a record. They must respond to you within 14 days and let you know what they are going to do and when.
If your landlord does not respond within 14 days, do not repair anything yourself. Report the problem to our Residential Services team:

- complain about your landlord (Citizens Advice)
- complain about your letting agent (Citizens Advice)
- apply to the First-Tier Tribunal (GOV.UK)
